Privatized Housing Management Specialist (NH-1173-02) Published March 31, 2026 About the Role: The Air Force Test Center is looking for a Full-Time Privatized Housing Management Specialist (NH-1173-02) to work at the 412th Test Wing, 412th Civil Engineer Group, Installation Management Division, Housing Branch (412 CEG/CEIH) at Edwards Air Force Base. To assess privatization project operations and associated property management, and provide military members, their families, and eligible civilian employees with housing management and housing referral assistance. Major Duties: - Gathers and evaluates data and reports compliance with all terms of the privatization transaction documents, and periodically inspects all aspects of the privatization project, including maintenance, service calls, etc. - Develops techniques for monitoring and tracking privatization project operations. - Collects data and formulates reports for base leadership, MAJCOM, HQ Air Force Civil Engineer Center (AFCEC) and Air Force. Reviews capital repair and replacement plans submitted by the project owner (PO) for compliance and recommends changes to the Housing Program Manager. - Ensures PO complies with environmental and other licenses and permits outlined in transaction documents. Recommends valid changes to transaction documents to the Privatization Program Manager. - Provides information on available housing options in privatized housing (PH) and community housing. Assists members in completing housing applications and processes housing requests to gaining installations - Drafts reports and responses to correspondence that can be used as the basis for recommendations, interpretations, and decisions by higher level housing officials. - Assists military members in completing and/or adjusting required allotments for rent at initial occupancy, move-out, promotions, demotions, and during annual Basic Allowance for Housing (BAH) adjustments Provides housing referral and relocation services to military members, their dependents, and civilian employees. - Interviews customers to determine personal need, financial capabilities, matching the individual to the local housing market, determination of probable loan amounts for purchase and decision making options for renting, buying, and property management. - Develops and maintains liaison with community landlords, real estate professionals, property managers and owners, home builders, civic groups and other agencies to keep them advised regarding housing needs of military and DoD civilian personnel. - Acquaints owners/agents with housing laws and DoD equal opportunity policies and programs; how they may qualify properties for listing with the housing office Qualifications/Requirements: U.S. Citizenship Depending on the type of position (competitive/excepted) you are selected for, you will be required to serve a 1-year probationary period OR 2-year trial period Upon completion of your probationary/trial period, your employment will be terminated unless you receive certification, in writing, that your continued employment advances the public interest Obtain & maintain Security clearance Must be able to pass a pre-employment physical Knowledge of housing compliance, support and referral instructions, procedures, policies, principles, concepts, and methodologies, and standard property management practices.
